The Direct Booking Guide: How to Skip Airbnb Fees on Every Canadian Trip
I used to book everything on Airbnb. I thought it was the safest option — easy reviews, pretty photos, one platform for everything. Then a host messaged me after a trip and said "next time just book through our website. You'll save $180 and we'll throw in a bottle of wine." I checked. They were right. Same room. Same dates. $180 cheaper. That was three years ago. I have booked direct ever since.
Airbnb is a great place to discover stays. It is not always the best place to book them. That is the whole framework of this guide.
The Real Math
In late 2025 Airbnb changed its fee structure to what is called host-only pricing. The host pays Airbnb 15.5% of every booking. To keep their actual earnings the same, hosts raise their nightly rate by roughly the same amount. So that 15.5% is still in your bill — you just do not see it broken out anymore.
When you book direct, the host does not owe Airbnb anything. So they can charge you less and earn more. A genuine win-win.
You pay $1,000 nightly + $150 cleaning fee = $1,150 total. The host nets roughly $972 after Airbnb's cut.
You pay $850 nightly + $100 cleaning = $950 total. The host nets the same $972.
You save $200. Same trip. Same host. Same room.
The exact numbers vary by property. But the pattern holds. Direct bookings are almost always 10 to 20 percent cheaper for the exact same stay.
The HiChee Trick
This is the single best tool I have found for travel and almost nobody in Canada knows about it. HiChee.com is a free site that takes any Airbnb URL and instantly searches the internet for the same property's direct booking website. It takes 5 seconds. Zero risk. You are still booking the exact same property.
If the host has a verified profile on HiChee, you can sometimes book straight through HiChee with no fees at all.
The Manual Method
HiChee will not find every property. Small independent stays sometimes do not show up. Here is what to do when that happens. This method works for almost any boutique cabin, glamping site, or independent inn in Canada.
If a property has an Instagram account, that is often the best place to message. Hosts respond to Instagram DMs faster than emails.
The Perks Nobody Talks About
Saving money is the obvious benefit. The hidden benefit is what you actually get when you book direct. Airbnb restricts a lot of host-guest communication. Direct booking flips all of that.

When Airbnb Is Actually Better
I want to be honest. Direct booking is not always the right move. There are real situations where Airbnb makes more sense.

I am not anti-Airbnb. I use it. It is a great way to discover stays I would never find otherwise. But once I have found a place I love, I almost always check if I can book direct.
Across a year of travel the savings really add up. I save $1,500 to $2,500 a year just by booking direct. That is a whole extra trip every year, paid for by being 30 seconds smarter.
